When Bay Village’s new CEO took the helm, the campus faced aging infrastructure and deferred maintenance. A facility assessment and feasibility study identified urgent needs and guided a master plan for renewal. Residents and staff shaped the vision through workshops and focus groups, influencing everything from design to dining. The first phase renovated corridors in the 13-story apartment building, with residents choosing finishes to foster ownership. A new wellness center was added atop a roof deck, featuring a salon, fitness rooms, and a terrace. Dining was reimagined with seven unique venues, including a pub, café, and exhibition kitchen. Despite nine complex construction phases during a pandemic, the transformation was a success. Dining usage soared—The Salty Nichol alone saw a 2100% increase in monthly sales—and resident satisfaction followed. As the CEO noted, “Even the complainers are happy.”
